What Caused This Deck to Fail?

1. Non–Pressure-Treated Lumber Used Outdoors

The original builder used standard (non-pressure-treated) lumber for structural framing.

In Central Pennsylvania’s climate, this is a major issue.

Regular lumber:

• Absorbs moisture easily
• Remains wet after rain or snow
• Develops fungal growth and rot
• Loses structural integrity over time

Several framing members showed deep rot, splitting, and soft wood — especially near ledger boards and beam ends where water naturally collects.

2. No Joist Tape Installed

Another major contributor was the absence of joist tape (deck tape) on top of the framing.

Without joist tape:

• Water pools on top of joists
• Moisture seeps into screw penetrations
• Rot develops from the top down
• Framing fails prematurely

3. Poor Flashing & Water Drainage

Improper flashing allowed water to:

• Sit against the home’s ledger board
• Pool near structural connections
• Remain trapped beneath decking
