Dining Room Addition with Vaulted Ceilings & Natural Light – York, PA

Project Overview
For this project in York, PA, the homeowners wanted to expand their dining space so they could comfortably host family and friends. Their goal was to create a bright, open room that felt like a natural extension of their home and took advantage of their backyard view overlooking an open field.
We worked closely with them to design and build a custom dining room addition that balanced function, light, and long-term flexibility.
The Challenge
The homeowners love entertaining but simply didn’t have enough dining space for gatherings. They also wanted the new room to feel open and connected to the outdoors, with large windows and plenty of natural light.
In addition to creating more space, they wanted the addition to blend into the existing home and allow for future upgrades, like building a deck off the back of the house.
The Solution
We started by opening up the existing sliding door area and building out a new custom dining room addition.
The project included:
- A 14’ x 20’ addition designed for dining and entertaining
- Vaulted ceilings to create a more open and grand feeling in the room
- Large windows to bring in natural light and highlight the backyard view
- A new access door to the backyard
- A finished slab floor with crawl space storage
- Exterior electrical wiring prepared for a future deck
Every part of the design focused on making the space both beautiful and practical for how the homeowners live.
Construction Process
As the project came together, a few design adjustments were needed to make sure everything worked with the existing home.
One of the biggest challenges was the roofline. The original plans showed a 4/12 pitch roof, but once framing began, we realized that slope would interfere with an existing second-floor window. To avoid cutting into that window, the roof pitch was adjusted to a steeper angle. This not only solved the problem but also helped create more ceiling height inside the new space.
Another unexpected issue came with the window order. The original design called for five tall windows along the lower wall, but due to an ordering mix-up, we ended up adding upper triangular windows instead of replacing all the windows. What started as a fix turned into a design upgrade, bringing in even more natural light and giving the room a unique architectural look.
We also installed exterior outlets and lighting in preparation for a future deck the homeowners plan to add. Thinking ahead during construction will make that next project much easier and more cost-effective.
These adjustments ensured the addition fit seamlessly with the home while still meeting the homeowners’ vision for a bright, open gathering space.



Final Result
The finished dining room addition is now one of the favorite spaces in the home. The vaulted ceiling gives the room a grand, open feel, and the combination of tall windows and upper triangular windows fills the space with natural light throughout the day.
The homeowners now have plenty of room for hosting dinners, holidays, and family gatherings, all while enjoying views of their backyard and the open field beyond. What began as a need for more space turned into a space that completely changed how they use their home.
With the addition and future deck wiring already in place, the project also sets them up well for future improvements.
